Why Houston projects need a licensed survey first

Houston's building boom of the 1960s through the early 1980s left the region with an enormous stock of office parks, strip retail, warehouses, and garden-style apartments built while asbestos was still standard in flooring, joint compound, roofing, and mechanical insulation. The Houston Permitting Center asks for an asbestos survey with commercial demolition permit applications, and the state requires one before renovation or demolition of any public or commercial building regardless of the permit.

TSEC's Houston-area surveys are written in the TDSHS format the Permitting Center and Harris County both accept, with sample locations, lab results, and quantities laid out so your abatement contractor can bid directly from the report. We answer the Houston line at (832) 982-2757 and can usually get a consultant on site within a few business days.

TSEC is an independent consultant — we don't perform abatement or remediation, so our findings in Houston are never shaped by a construction contract.

Lead-based paint inspections

Houston's pre-1978 neighborhoods — the Heights, Montrose, the East End, Third Ward, and the first-ring suburbs inside Beltway 8 — carry lead-based paint on windows, doors, and siding. Housing authorities, HUD rehabilitation programs, and landlords with older units rely on TSEC for certified inspections, risk assessments, and clearance testing.

Lead services →

Mold assessments

Hurricane Harvey, Imelda, and routine bayou flooding have made mold assessment a year-round need in Houston. After water intrusion, TSEC maps the moisture, samples air and surfaces, and writes the remediation protocol — then returns for independent clearance so insurers and buyers have documentation they trust.

Call (832) 982-2757
Does the City of Houston require an asbestos survey for a demolition permit?
The Houston Permitting Center asks for an asbestos survey with commercial demolition permit applications, and Texas law separately requires a licensed survey before renovation or demolition of public and commercial buildings. Single-family homes are generally exempt from the state rule. Send us the address and we'll confirm what your specific project needs and get the survey scheduled.
Do you handle mold assessments after flooding?
Yes — it's one of the most common calls we get in Houston. We assess the extent of water damage and mold growth, write a remediation protocol a contractor can build a scope from, and perform the independent post-remediation clearance Texas rules require.
Which parts of the Houston area do you cover?
All of Harris, Fort Bend, Montgomery, Brazoria, and Galveston counties — Houston, The Woodlands, Sugar Land, Pasadena, Pearland, Katy, Baytown, League City, Conroe, Cypress, Spring, Humble, and the surrounding communities.
